At Studiohals Architecture, we stand out above the crowd by putting the emphasis on service to our clients. We design our buildings in a 3d-environment and provide virtual reality walkthroughs so that we can involve our clients in the decision making process. It is part of our design process and it doesn't cost our clients extra.
We can guide you for a part of the building process, but we prefer to guide you each step of the way, from pre-design up to project completion. This is the best way to help you maximise your investment.
Typical services we deliver for our clients can be summarised in 6 parts.


A1
Pre-Design
This stage is the research and investigation stage where we identify the constraints and potential challenges of your development based on the local planning scheme and other potential challenges.
We create a number of mud maps that help articulate the proposed development and establishes a clear vision for a way forward.
A2
Concept Design
We translate your vision into a design that suits your needs, intentions and budget. The layout, look and feel of the building will be determined in this stage.
Liaison with council will also be done during this stage, so that we can minimise potential issues at town planning stage.

Town Planning and Development
We liaise with the local council and drawn up the design into legible drawings ready for a town planning application.
This stage ends with the submission of a town planning application.
C
Planning Coordination
This stage runs between town planning application submission and final outcome of the planning application process.
There may be a requirement to modify the design based on council's review of the application.

Building Permit Documentation
During this stage, we liaise with consultants and bring the drawings, schedules and specification up to a level sufficient to apply for a building permit.

Tender and Builder selection
Once the building permit is close to being finalised, the project is ready to go to tender to various builders. We manage the tender process and give a recommendation of preferred builder.
Once the builder has been selected and the contract has been finalised, the building permit can be obtained.

Contract Administration (Construction Stage)
During contract administration, we observe conformity to the building contract documents as well as the quality of the outcome. Typical tasks throughout this stage are site meetings, shop drawing review and builder's progress claim review.
